A vision of shared lineage and refined living unfolds in this modern luxury semi-detached freehold house, nestled within Ipoh’s exclusive Acacia 2 enclave. Commissioned by Edmund Cham for two sisters as a sanctuary for their parents, the home stands as a masterclass in familial warmth and architectural sophistication.
To realize an uncompromising vision of modernism within a highly disciplined budget, the design narrative bridged borders. Red Land Design with sister resourcing company 佛山市红地贸易有限公司 collaborated directly with premier artisanal wood manufacturing facilities in Foshan, China, meticulously executing custom fabrication that honors both material integrity and cost-efficiency.
Under the creative direction of Edmund Cham, alongside the studio's visionary in-house designers Yasmin and Backy Chong, this collective synergy successfully brought the modern, light-filled interior to fruition. The result is a residence that breathes with tactile warmth, curated elegance, and quiet luxury.
Tucked elegantly beneath the architectural sweep of the staircase, a bespoke pantry offers effortless utility to the main living pavilion. The design language plays on tactile contrasts—a dramatic marble backsplash meets the raw, organic warmth of natural wood-grained laminates. Bathed in a soft glow from concealed halo lighting, the nook transforms from a functional station into a moody, incredibly atmospheric sanctuary that anchors the home’s cozy ambiance.

Monolithic forms and atmospheric lighting converge to create a kitchen that is as much a gallery as it is a culinary workshop. Seamless, floor-to-ceiling matte gray cabinetry acts as a quiet canvas, allowing a brilliantly backlit, glass-fronted vitrine to showcase an edit of fine spirits like floating art. Below, the rich, tactile warmth of a timber dining extension seamlessly anchors into a bold, black veined stone island, creating a perfect vignette for slow mornings or late-night conversations.
Richly grained walnut joinery frames an open wardrobe wardrobe built in one of the prime bedrooms, where impeccably aligned neutrals hang under a soft, integrated vertical glow. Every detail feels thoughtfully considered, down to the leather-bound jewelry drawers with delicate metallic trim, offering a curated home for life's personal treasures.
Modern luxury meets deliberate craftsmanship in a workspace that values the beauty of tactile contrast. The linear precision of natural wood grain is softened by a plush, charcoal bouclé desk chair that invites you to linger. A leather desk mat, brass accents, and custom-routed drawer detailing echo a dedication to bespoke joinery.
